Clients are provided in-depth market research. Transactions have occurred in Texas, Oklahoma, Colorado, Missouri, Mississippi, and Tennessee. Property Marketing: Fairview Center is a 250-acre tract that fronts the east side of North Central Expressway, just south of SH-121 in Fairview, Texas between McKinney and Allen. The development property has approved zoning for multifamily, single-family, office, retail, and lodging. McRoberts & Company has coordinated the entitlements and the future north/south road alignment for Fairview Parkway. Additionally, David Tarrant negotiated the acquisition of an easement for sewer from SH 5, through a neighboring property. McRoberts & Company recognized the value of a direct link for westbound traffic on SH-121 and negotiated an off-ramp from SH-121 with NTTA and a land swap with the abutting hospital campus to the north to accommodate a connection to Frisco Road (north boundary of Fairview Center). McRoberts & Company also has negotiated the assemblage of small leave-out properties on SH-5 and Frisco Road.
Allen Commerce Center, a 95-acre tract, has successfully been planned and marketed and is nearly sold out. In 2009, a 34-acre sale transpired with Cisco Systems, Inc. for the construction of a $500 million data center. The Cisco transaction resulted in McRoberts & Company being a co-recipient of the 2009 Best Land Deal in Dallas, by the Dallas Business Journal. Jones Lang LaSalle represented Cisco. In 2016, Simon Property Group purchased 23-acres for the expansion of Allen Premium Outlet. In 2017, McRoberts & Company represented a buyer in the acquisition of a hotel site from the 23-acre Allen Premium Outlet expansion land. In 2016 and 2017, two tracts, totaling 25-acres were sold to Compass Data Centers. Remaining available are five commercial frontage sites along US 75.
In Grand Prairie, McRoberts & Company represents a long-term property owner at the northeast quadrant of IH-30 and Belt Line Road. In 2013, Mr. Tarrant negotiated the purchase of an existing Chevron convenience store to facilitate a land sale and land swap to enable the development of a QuikTrip store at the hard corner. The acquisition of the Chevron allowed the store to be razed with environmental remediation and removal of a deed restriction so the QuikTrip store could be constructed. Since this time, Mr. Tarrant has sold additional land to QuikTrip for expansion. In 2016, a ground lease with Whataburger was executed and in 2017, Mr. Tarrant negotiated the sale of the Whataburger ground lease on behalf of property ownership.
Buyer Representation: Mr. McRoberts recently represented a national senior housing developer in site acquisitions for independent, assisted, memory care and skilled nursing. Completed transactions have occurred in Texas and Colorado. Mr. McRoberts representedSouth Bay Partners, a Dallas-based senior housing developer, in the acquisition of sites for assisted living facilities and one Alzheimer’s facility from 1996 through 2000, when South Bay Partners was a startup. Transactions occurred in Texas, Tennessee, and Mississippi.
Mr. Tarrant represents a regional hotel developer on site acquisition, which has closed and under construction with multiple pending transactions.
Mr. Tarrant and Mr. McRoberts represented the MG Herring Group in the purchase of 400-acres in Allen and Fairview, Texas for the development of the Village at Allen and Village at Fairview. The transaction began in December 2004, consisted of ten separate parcels and nine different property owners. The properties closed in 2007 with the construction of the centers completed in 2009. The Village at Fairview and Village at Allen are classic mixed-use centers with retail, restaurant, office, apartment, hotel, and events center. The development is in the northeast and southeast quadrants of US 75 (Central Expressway) and Stacy Road in Collin County, 25 miles north of Dallas. The Village at Fairview and the Village at Allen separated by Stacy Road, span feature 2.0 million square-feet of retail and 1.0 million square-feet of office, residential and hotel. The MG Herring transaction resulted in McRoberts & Company being a co-recipient of the 2008 Best Land Deal in Dallas, by the Dallas Business Journal.
McRoberts & Company represented the partners of Miley & Brown, P.C. in the acquisition of a historic office building in Dallas’ West End, known as Old City Jail.
Tenant Representation: Mr. McRoberts represents a multi-office oral surgery practice in North Texas. Representation has included site selection for an office-building office leasing. Additionally, he served a general dentistry practice in Preston Center and Children’s General Dentistry and Orthodontics practice in Dallas. He has represented other office tenants including law firms, CPA practices, marketing firms and mortgage companies.
Land Assemblage: The Dallas Arboretum engaged McRoberts & Company to acquire three parcels across Garland Road from the Arboretum’s main entrance for the future construction of a structured parking garage. The assemblage took three years to complete. For one of the acquisitions, Mr. McRoberts engaged a Spanish translator who accompanied him at meetings.
